Full Rewire & Consumer Unit Upgrade — Victorian Terraced House

Complete rewire of a 4-bedroom Victorian terraced property, including a new 18-way consumer unit with full RCD protection and updated earthing arrangements.

The Challenge

The property had original 1960s wiring throughout, with a mix of old rubber-insulated cables and an outdated fuse board with no RCD protection. The homeowner was selling the property and required a full EICR and remedial works.

Our Solution

We carried out a full rewire over 5 days, installing new twin and earth cabling throughout, a modern 18-way consumer unit with RCBO protection on all circuits, new sockets, switches and light fittings, and updated the earthing and bonding arrangements throughout.

The Outcome

The property passed its EICR with no defects. The homeowner was delighted with the quality of the work and the property sold successfully shortly after completion.

Complete electrical installation for a 3,500 sq ft office fit-out, including power, data, lighting and emergency systems for a growing technology company.

The Challenge

The client required a full electrical installation for a newly leased office space on a tight programme to meet their move-in date. The specification included LED lighting with DALI controls, structured cabling, server room power, and a full emergency lighting system.

Our Solution

Our commercial team completed the first and second fix installation within the agreed programme, working closely with the main contractor and other trades. We installed a new distribution board, LED panel lighting with DALI dimming controls, power and data to all workstations, a dedicated server room circuit, and a full addressable emergency lighting system.

The Outcome

The project was completed on time and within budget. The client was particularly pleased with the quality of the lighting installation and the clean, professional finish throughout.

EICR & Remedial Works — HMO Property Portfolio

Electrical Installation Condition Reports and remedial works across a portfolio of 12 HMO properties for a private landlord, ensuring full compliance with current regulations.

The Challenge

A private landlord with a portfolio of 12 HMO properties required EICRs across all properties to comply with the mandatory EICR regulations for rental properties. Several properties were expected to require significant remedial works.

Our Solution

We carried out EICRs on all 12 properties over a two-week period, working around tenant schedules. We identified and categorised all defects and provided a detailed remedial works schedule. We then completed all C1 and C2 remedial works across the portfolio, including consumer unit upgrades, additional RCD protection, earthing improvements and circuit repairs.

The Outcome

All 12 properties achieved satisfactory EICR outcomes following remedial works. The landlord now has a rolling maintenance contract with LJ Electrical for ongoing compliance and reactive maintenance.

Full LED lighting upgrade for a 2,000 sq ft retail unit, replacing fluorescent fittings with energy-efficient LED panels and track lighting, reducing energy consumption by over 60%.

The Challenge

The client's retail unit had ageing fluorescent lighting that was expensive to run and maintain. They wanted to upgrade to LED lighting to reduce energy costs, improve the shopping environment and reduce maintenance requirements.

Our Solution

We surveyed the existing installation and designed a new LED lighting scheme using recessed LED panels for general illumination and adjustable LED track lighting for product display areas. The work was carried out overnight to avoid disruption to trading.

The Outcome

The new LED lighting system reduced the client's lighting energy consumption by over 60%. The improved lighting quality also enhanced the retail environment, with the client reporting positive feedback from customers.

Complete electrical installation for a development of 8 new-build residential properties, from first fix through to final commissioning and certification.

The Challenge

A local developer required a reliable electrical contractor to carry out the complete electrical installation across a development of 8 three and four-bedroom houses, working to a tight construction programme.

Our Solution

We provided a dedicated team for the development, carrying out all first fix wiring, second fix installation of consumer units, sockets, switches and light fittings, and final commissioning and testing of all properties. We also installed EV charging points to all properties as part of the specification.

The Outcome

All 8 properties were completed on programme and to a high standard. The developer has since appointed LJ Electrical as their preferred electrical contractor for future developments.

Emergency Fault Finding & Repair — Commercial Kitchen

Emergency callout to a busy restaurant following a complete power failure to the commercial kitchen, with fault diagnosed and repaired within 4 hours.

The Challenge

A busy central London restaurant suffered a complete power failure to their commercial kitchen during evening service, with no backup power available. The fault needed to be diagnosed and repaired as quickly as possible to minimise disruption to the business.

Our Solution

Our engineer attended within 90 minutes of the callout. Using specialist fault-finding equipment, we quickly identified a failed main isolator and damaged supply cable caused by water ingress. We carried out a temporary repair to restore power within 2 hours, followed by a permanent repair the following morning.

The Outcome

Power was restored to the kitchen within 4 hours of the initial callout, allowing the restaurant to resume service. The permanent repair was completed the following morning with minimal disruption.
